My Safe Florida Home Program: Get Help Protecting Your Florida Home

Florida homeowners may be eligible to receive financial assistance to strengthen their homes against hurricanes through the My Safe Florida Home Program, also known as MSFH.

The program provides eligible Florida homeowners with free wind mitigation inspections and potential grant assistance for approved hurricane mitigation improvements. Qualifying homeowners may be eligible for up to $10,000 in grant funding for improvements recommended through the program.

For homeowners considering hurricane impact windows and doors, the My Safe Florida Home Program may provide significant financial assistance toward eligible upgrades.

What Is the My Safe Florida Home Program?

The My Safe Florida Home Program is administered by the Florida Department of Financial Services. Its goal is to help Florida homeowners identify ways to strengthen their homes against hurricane damage and make qualifying improvements.

The program has two primary components.

Free Wind Mitigation Inspections: Eligible homeowners can receive a wind mitigation inspection at no cost. The inspection evaluates existing hurricane protection features and identifies improvements that may help strengthen the home.

Hurricane Mitigation Grants: After completing an inspection, qualifying homeowners may apply for grant funding toward eligible improvements recommended in their Initial Inspection Report.

Receiving an inspection does not automatically mean that a homeowner will qualify for grant funding.

How Does the My Safe Florida Home Grant Work?

The process begins through the official My Safe Florida Home Program.

Step 1: Create an Account and Apply

Homeowners begin by creating an account through the My Safe Florida Home applicant portal.

Applicants complete a Prioritization Questionnaire and are placed into an inspection group. Once eligible to proceed, the homeowner can complete an Inspection Application.

Program availability, funding and application requirements can change, so homeowners should always review the current requirements directly through My Safe Florida Home.

Step 2: Complete Your Free Wind Mitigation Inspection

After an Inspection Application is approved, an authorized Florida wind mitigation inspector is assigned to the property.

The inspector evaluates the home’s current hurricane protection and identifies improvements that may make the home more resistant to hurricane force winds and windborne debris.

Eligible improvement categories currently include:

  • Opening protection
  • Roof to wall attachment
  • Roof deck attachment
  • Secondary water resistance

Opening protection can include qualifying impact resistant windows, exterior doors, garage doors and skylights.

Step 3: Review Your Inspection Report

After the inspection is completed, the homeowner receives an Initial Inspection Report outlining the recommended improvements for the property.

This report is extremely important because only improvements specifically recommended by the My Safe Florida Home inspector are eligible for grant funding.

For example, if certain windows or doors are already considered adequately protected, replacing those openings may not qualify for reimbursement through the program.

The inspection report may also identify existing hurricane protection features that homeowners can discuss with their insurance carrier to determine whether additional wind mitigation discounts are available.

Step 4: Apply for Grant Funding

If the home qualifies after the inspection, the homeowner may submit a Hurricane Mitigation Grant Application.

There are two primary grant structures.

For qualifying matching grants, My Safe Florida Home provides $2 in grant funding for every $1 contributed by the homeowner. This means the state reimburses two-thirds of eligible project costs, up to a maximum state contribution of $10,000.

For example, if an eligible homeowner completes $15,000 of approved impact window improvements, the maximum state contribution could be $10,000, with the homeowner responsible for the remaining $5,000.

Qualifying low-income homeowners may be eligible for grants of up to $10,000 without a homeowner matching contribution, subject to program requirements and available legislative funding.

Not every applicant will receive $10,000, and receiving an inspection does not guarantee grant approval.

Can My Safe Florida Home Help Pay for Impact Windows?

Yes, impact resistant windows and doors are included within the program’s eligible Opening Protection improvement category.

However, the specific windows or doors must be identified as eligible for improvement in the homeowner’s Initial Inspection Report.

If an opening already has compliant hurricane protection, the homeowner generally cannot replace that existing protection with another type of protection and receive grant funding simply because they prefer a different product.

This makes the Initial Inspection Report one of the most important documents in determining which portions of an impact window or door project may qualify.

Who May Qualify for a My Safe Florida Home Grant?

Current grant requirements include several property and program eligibility requirements.

The home must first qualify for and receive an Initial Inspection through the My Safe Florida Home Program.

Current program requirements also generally require that the home:

  • Be an eligible owner occupied Florida residence
  • Have a Florida homestead exemption
  • Meet the program’s property type requirements
  • Have been built before January 1, 2008 for grant eligibility
  • Meet applicable insured value and insurance requirements
  • Complete the required My Safe Florida Home inspection
  • Have qualifying improvements listed in the Initial Inspection Report
  • Use a properly licensed Florida contractor
  • Complete a Final Inspection after the approved project is finished

Eligibility requirements can change as the Florida Legislature updates the program and provides additional funding. Homeowners should confirm their individual eligibility directly through My Safe Florida Home before beginning a project.

Important: Do Not Start Work Before Grant Approval

If you plan to use My Safe Florida Home grant funding, do not complete your mitigation project before your Grant Application has been approved.

According to the My Safe Florida Home Program, funding for projects completed before Grant Application approval will be denied.

Homeowners should complete the required application, Initial Inspection, Grant Application and approval process before moving forward with the work they intend to submit for grant funding.

Once approved, homeowners must also follow the program’s contractor, documentation, construction and Final Inspection requirements in order to receive eligible grant funds.

Choosing a Contractor for Your Project

My Safe Florida Home requires homeowners seeking grant funding to provide the name and Florida license number of the contractor selected to perform the approved mitigation work.

The contractor must be properly licensed with the Florida Department of Business and Professional Regulation.

The My Safe Florida Home Program does not choose or recommend a specific contractor for the homeowner. Selecting and managing the contractor is the homeowner’s responsibility.

How much can I receive through My Safe Florida Home?

Does the state really provide $2 for every $1 I spend?

For qualifying matching grants, yes. The homeowner is generally reimbursed for two-thirds of the eligible project cost, up to the $10,000 maximum state contribution.

Can the grant pay for hurricane impact windows?
